The HCA needs your help with an amendment to the revised and older
Deed Restrictions. The HCA Board recommends the following
amendment to the Deed Restrictions (attached in ballot).

The HCA Board has had difficulty in enforcing the single family provisions
of Article Seven, Section 1 of our Deed Restrictions. The current wording
does not adequately meet the current legal language of what constitutes a
Single Family. The HCA attorneys have informed us that in order for
Huntwick to keep the characteristic single family atmosphere the
homeowners must amend this section of the revised and old deed
restrictions.
This change is vital to protecting the property values. As an example: the
current wording would allow a fraternity house to move into a house in
Huntwick. The HCA could do nothing to force them to comply as a single
family dwelling. The language that the attorneys have recommended has
defined single family in the 3rd degree of consanguinity and 2nd degree of
affinity.
This language which corresponds with current Texas law, would specifically
allow your and your spouse, children, grand children, great grand children,
parents, brothers/sisters, nephews/nieces, grand parents, uncles/aunts, and
great grand parents to occupy your home with you. This language change
will serve to protect Huntwick’s single family atmosphere and property
values.
The deed restrictions may be amended by a 2/3 vote of a quorum (1/20th) of
the home owners who have paid maintenance fees. The HCA Board invites
you to join with them on July 4th at 12:30pm for a special meeting of
Huntwick Civic Association and vote on this important issue.
